Prices are inclusive- they include the price of your land, percentage ownership of our generous Common House and amenities, and the cost of infrastructure.

Unit Availability is subject to our Unit Allocation Program- Full members receive their unit allocation number on the date they commite to the investor stage of Ful membership.

Our "Valued-Led Investor Program" is available for those wanting to serve their community while contributing housing solutions for local Greek civil service professionals: firefighters, , teachers, or for our Legal Refugee Family program.

We believe in pricing you can trust completely.Most real estate deals start with a headline number and end with a stack of closing costs nobody mentioned upfront. As an individual buyer, you'd have no leverage to change that. As a member of a community-led village, you do.
One real advantage of belonging to GVC is that we choose together whom we build with, and we hold our development partner to a higher standard of transparency than any single buyer could demand alone. You're not just buying a home — you're joining a group of people who've already done the hard work of vetting the deal on your behalf.
One number, fully accounted for. Pricing for Taygete Cohousing Village is set by our development partner, Hillcon Build Group SA. These consolidated prices are meant to bundle all expenses associated with the purchase of the land, Common House, unit, and infrastructure, and thus include not only VAT (where currently required by law) but also all other taxes and fees associated with the sale transaction — including but not limited to property transfer tax, notary fees, land registry fees, and required engineer/surveyor certification. What you see is what you'll owe at closing, not a floor.
What's genuinely separate: ongoing group membership dues. These fund GVC's operations — including our website, site visit costs, and the due diligence work every member and the group need with any property purchase, such as attorney review and accountant support. This is part of the same advantage: your dues buy you professional-grade scrutiny on every purchase, shared across the whole community, rather than a cost you'd otherwise have to shoulder entirely on your own. Ongoing dues are standard practice across cohousing communities worldwide — they're how intentional communities fund themselves without relying on outside investors. If you're pursuing a Golden Visa: this purchase may qualify eligible buyers for Greek residency, subject to current government thresholds and requirements. That pathway runs on a distinct tax track — different VAT treatment, additional program-specific fees — so we'll walk you through figures specific to your citizenship, unit, and tier before you commit to anything.
It is our understanding that the consolidated price resulting from our community-led design process and choices is a true consolidation of all costs — not a starting point followed by hidden costs at closing.
What's included:
While GVC does not create pricing, we provide this sigificant level of detail above and work with you and our professioansl to ensure your price covers full ownership of your unit, land, and Common House, plus infrastructure — and every tax and fee tied to the sale itself: VAT (where currently required by law), property transfer tax, notary fees, land registry fees, and required engineer/surveyor certification. If you see a number on this page, that's the number, transaction costs and all.
Not included: ongoing group membership dues, which fund our website and operations fees- the reason you were able to find us and be a part of this! We are most frugal when members lean forward to participate to work together on membership recruitment. Dues fund our basic operations.
Golden Visa eligibility:
This purchase may qualify eligible buyers for Greek residency under the Golden Visa program, subject to current government thresholds and requirements. Community Investment: Giving Back Through Housing
Taygete Cohousing Village was never meant to be an expat island. Our commitment to integration with the local Greek community — and to the kind of village where service to others is part of daily life — extends beyond our own households.
Full-time residents may purchase one additional unit to rent out, but not to the open market. These units are reserved for two populations whose presence strengthens our community: Greeks working in essential, lower-wage civil-service roles and refugee families who have been granted legal status in Greece. We call these the Local Heroes and Refugee Family Home initiatives.
Local Heroes keeps the people who keep Sparta running — firefighters, police officers, teachers, nurses, and other essential health and civil-service workers — living near the community they serve, at rents tied to local market rates rather than the premium pricing of the resort economy nearby.
Refugee Family Home welcomes refugee families with children into the village, reflecting our belief that a truly multigenerational community is stronger — and that hospitality to those who've been displaced is not a side project but a core value.
In both cases, rent is set against long-term market rates in the Sparta municipality — never against the adjacent luxury resort. It's a small structural choice with an outsized purpose: our residents earn a modest return, our neighbors gain access to housing they might otherwise be priced out of, and Taygete becomes a working example of what development in Greece can look like when profit isn't the only value optimized.

For these reasons, we are developing two impact investment opportunities for our members: Supporting Local Lives and Enriching our Community: “Our Greek Heroes” Program is for those who are willing to downsize and invest in an additional unit for Greek teachers, firefighters, nurses, farmers, and other "Greek heroes" who serve our community with dedication but whose salaries are among the lowest in Europe. Through subsidized rent or a rent-to-own scheme, your investment directly uplifts the lives of those who make a difference every day. It also ensures our village includes Greeks that help you and other expats navigate their new lives in Greece. A New Beginning: “Cohousing for Refugees” Program With each unit purchased and provided through subsidized rent, you offer a safe haven for legal refugees starting anew in Greece. Facilitate a path towards stability and community integration for families from places like Ukraine who are escaping adversity. In this way, you leave a legacy for a refugee family and nurture a vibrant, supportive neighborhood. Financial and Social Dividends While the heart of our program is the social good, expect a modest rental yield from your investment or a rent-to-own opportunity.
